How insurance agents get realtor referrals in Florida
Every financed home purchase in Florida needs a homeowners policy before closing, and the buyer's first question is usually who their agent recommends. Be that name, starting with agents who do not have one yet.
Why agents need you
Florida homeowners insurance is not a formality. Insurers often want a 4-point inspection on older homes, a wind mitigation report can move the premium a lot, and some buyers can only get coverage through Citizens. When a quote is slow, the closing slips, and the agent hears about it. Agents keep the name of the insurance agent who answers the same day.
Start with new agents
Experienced agents already have an insurance contact. Newly licensed agents have no one, and they will not see the insurance problem coming until their first buyer is under contract. Florida licenses about 1,100 new real estate agents a month. Reaching them first is how you become the default referral.
What to send a new agent
- A one-page guide to insuring a Florida home: 4-point, wind mitigation, roof age, flood zones.
- Your turnaround: how fast you quote and bind for a contract with a closing date.
- A direct line for the day a buyer is under contract and has no coverage yet.
- Flood quotes too, since many Florida buyers need them and do not expect it.
Finding newly licensed agents
Florida DBPR publishes new real estate licenses. You can look agents up one at a time, file a public records request, or get every new licensee in your counties weekly with name, email and phone, which is the list we sell.
A four-week plan
- Week 1: get the agents licensed this month in your market.
- Week 2: email each one the one-page guide and your direct line.
- Week 3: follow up once: offer to look at the insurance picture for their first listing or buyer, free.
- Week 4: repeat with the new week's agents. Keep it to education and service, not gifts for referrals.

Stay compliant
Hazard insurance is a settlement service under RESPA, so do not pay agents or give them anything of value for referrals, and check Florida's rules on inducements before any promotion. Commercial email needs an honest subject, your postal address and an opt-out you honor (CAN-SPAM). This is not legal advice.
Frequently asked questions
How do insurance agents get referrals from realtors?
By being the person a real estate agent can count on to quote a home quickly and bind coverage before closing. Newly licensed agents are the easiest to win because they have no insurance contact yet, so insurance agents introduce themselves in those agents' first weeks.
Why do Florida real estate agents need a reliable insurance contact?
A buyer with a mortgage needs homeowners insurance in place before closing, and in Florida coverage can take work: insurers often ask for a 4-point inspection on older homes, wind mitigation reports can change the premium, and some homes end up with Citizens Property Insurance. A slow quote can delay a closing, so agents keep the name of someone fast.
Can an insurance agent pay a realtor for referrals?
Be careful. Hazard insurance is a settlement service under RESPA, and Section 8 prohibits giving anything of value for referrals of settlement services on federally related mortgage loans. Florida's insurance code has its own rules on inducements. Check with your compliance contact before offering anything.
