How to get home staging clients in Florida
Sellers rarely find a stager on their own. Their listing agent recommends one, and agents keep recommending the stager they already trust. The opening is agents who have not picked one yet.
The agent is the referral source
The listing agent decides whether staging is worth it, makes the case to the seller and gives them a name. An agent who lists a home a month can send you a job a month, which is why the busiest stagers market to agents, not homeowners.
Start with agents who have no stager
Established agents have a stager, a routine and often a discount. Newly licensed agents have none of those. Florida licenses about 1,100 new real estate agents a month, and each one needs to look good to their first seller. Reaching them before that listing is the opening.
What to send a new agent
- Two or three before-and-after photos of homes in their price range.
- A clear starting price, such as a consultation fee or an occupied-home refresh, so they can quote it to a seller.
- Your turnaround for a vacant home, in days.
- An easy first job: a discounted consultation on their first listing.
Finding newly licensed agents
Florida DBPR publishes new real estate licenses. You can check them one at a time on DBPR's licensee search, file your own records request, or get every new licensee in your counties weekly with name, email and phone, which is the list we sell ($39/month, any counties, no contract). The county pages show how many new agents your area adds each month, and the email list page shows the fields.
Turn one staging into a partner
Send the agent the listing photos after the shoot so they can show sellers the difference, and check in when you see their next listing. Agents keep the stager who helps them win listings.
Stay compliant
Commercial email needs an honest subject, your postal address and an opt-out you honor (CAN-SPAM). Calls and texts to cell phones have separate rules (TCPA and the Do Not Call registry). This is not legal advice.
Frequently asked questions
How do home stagers get clients?
Mostly through listing agents. The agent recommends staging to the seller and names who to call, so a stager with a few agents who list regularly has steady work. Newly licensed agents are the easiest to win because they have no stager yet.
How do I market home staging to real estate agents?
Send a short, personal note with two or three before-and-after photos, your consultation price and how fast you can stage a vacant home. Follow up once. An agent's first listing is when they need you.
Where can I get a list of new real estate agents in Florida?
New licenses are public records through Florida DBPR. You can search DBPR one name at a time, file a public records request, or subscribe to a weekly list of new licensees by county with email and phone.
How many new real estate agents are there in Florida?
13,451 new Florida real estate licenses in the last 12 months according to our DBPR records, about 1,100 a month.
One county or all 67, same price. Name, phone, email and mailing address from official DBPR records. No contract, cancel any time.
